Every price starts at a base (1 bed / 1 bath, up to 800 sq ft) and adds a set amount per extra bedroom, full bath, half bath, or office area. Commercial pricing instead starts from a base footprint and add restrooms or office areas.

Fine print — the three things to know:
- Square footage threshold: base rates include standard room sizes up to 800 sq ft. Homes significantly larger than average for their room count may be subject to a square footage adjustment ($0.10–$0.12/sq ft over the limit).
- Utilities required: for vacant turnover cleanings (Make-Ready, Move-Out, Touch-Up), working electricity and running water must be active on the property.
- Heavy-soil policy: standard flat rates assume normal use and turnover condition. Properties with heavy grease build-up, pet stains, or bio-hazards require an on-site price adjustment before we start.
